We have been to Rome multiple times and stayed across the city. We did the Spanish Steps properly at Hotel Hassler, which is as good as its reputation suggests. We stayed at Inn at the Spanish Steps with a group, which gave us the same location without the full Hassler price tag, and at Mercure Rome Colosseum when the priority was the Colosseum and value. Whenever we book an Airbnb in Rome it is always in Monti, our favorite part of the city to actually live in for a few days. The rest of this list comes from a friend who is from Rome and lives there, and when someone who actually knows the city tells you where to stay, you listen. We also recorded a podcast episode on Rome if you want to hear more about where we stayed and what we loved.

Your Guide to Where to Stay in Rome

Best Neighborhoods to Stay in Rome

Centro Storico and the Spanish Steps is the heart of classical Rome. The Trevi Fountain, the Pantheon, Piazza Navona and the Spanish Steps are all walkable, hotels command a premium and the access to everything is unmatched. The best base for a first trip.

Monti is our personal favorite neighborhood in Rome. The oldest rione in the city sits between the Colosseum and Termini with a local character that has survived the tourist attention: independent restaurants, wine bars, vintage shops and morning markets, all a short walk from the Colosseum and the Forum. It is where we book an Airbnb every time we come back.

Trastevere is Rome's most atmospheric neighborhood, across the Tiber from the Centro Storico. Cobbled streets, medieval churches, the best evening eating in the city and a pace that slows down in exactly the right way. Slightly further from the main sights but the walk across the river is part of the experience.

Prati is the residential neighborhood across the river from the Vatican. Quieter than the Centro Storico, well connected and better value than the historic center. A good base if the Vatican is a priority or you want a calmer pace.

Testaccio is Rome's original working-class neighborhood and the food capital of the city: the Testaccio Market, the best trattorias in Rome and an energy that has not been packaged for tourists. Further from the Spanish Steps but connected by Metro and worth it for the evening options alone.

Near Termini is the most practical base for transport: easy connections to both airports, the Metro, national rail and every part of the city. Less charming than the historic center but the value is significantly better.

Best Luxury Hotels in Rome

Hotel Hassler Roma at the top of the Spanish Steps in Rome

These are the landmark addresses, the hotels that match the weight of the city outside. We have stayed at one of them ourselves and the rest come recommended by our Roman friend and the kind of reputations that take decades to earn.

  1. Bulgari Hotel Roma ($$$$): The most striking new luxury hotel in Rome, in a restored 18th-century palazzo near the Mausoleum of Augustus. Dramatic modern interiors, a rooftop bar with views across the ancient center and one of the finest indoor pools in any city hotel in Italy. The street-level cafe is a Rome destination in its own right.
  2. Hotel De Russie ($$$$): On Via del Babuino between the Spanish Steps and Piazza del Popolo, with a terraced secret garden that is one of the most peaceful spots in central Rome. The Stravinski Bar is excellent for evening drinks, the spa is outstanding and the service reflects decades of knowing exactly what guests want. A long reputation that it keeps earning.
  3. Hotel Eden Rome ($$$$): One of the best rooftop restaurants in Rome, with panoramic views that stretch from the Vatican to the Colosseum on a clear day. The Villa Borghese edge gives you a calmer base than the Spanish Steps while keeping you connected to everything, and the concierge has a reputation for unlocking access other hotels cannot.
  4. St. Regis Rome ($$$$): Classic Roman glamour at one of the city's most storied addresses, opened on Piazza della Repubblica in 1894 under Cรฉsar Ritz. The Grand Bar is one of the great hotel bars in Rome, the butler service is impeccable and the in-house orchestra reminds you what a grand hotel was originally supposed to feel like.
  5. J.K. Place Roma ($$$$): A small luxury hotel that feels like an exceptionally well-appointed private home: 30 rooms, warm residential design and staff who know your name by the second morning. Via Condotti and the Spanish Steps are immediately outside. For intimacy over scale, this is the one we would point to every time.
  6. Hotel Hassler Roma ($$$$): We stayed at the Hassler and it really is as good as everyone says. Classic, polished and calm in a way that feels rare for Rome, at the very top of the Spanish Steps away from the crowds below. The Imago rooftop restaurant has some of the best views in the city. Expensive, yes, but it felt worth every penny and it changed how we remember the whole trip.

Best Boutique and Design Hotels in Rome

Hotel Vilon, an intimate boutique hotel in the Centro Storico of Rome

For personality, strong interiors and the Rome that goes beyond the postcard without leaving the historic center.

  1. Hotel Vilรฒn ($$$): One of the most intimate hotels in Rome and consistently the one repeat visitors come back to: 18 rooms, considered design and exceptional service near Via di Ripetta, walking distance from the Pantheon, Piazza Navona and the Tiber. One of the best boutique properties in Italy.
  2. La Minerva ($$$): Opened by Orient Express inside a 17th-century palace directly beside the Pantheon, one of the most exciting hotel openings Rome has seen in years. Terracotta tones, frescoed ceilings and a location that cannot be improved upon.
  3. Six Senses Rome ($$$): The wellness philosophy brought to a 15th-century palazzo in the heart of the city. The spa incorporates ancient Roman bathing traditions into contemporary treatments, the rooftop terrace is excellent and the natural-materials design works with the historic building rather than against it.
  4. Hotel Dโ€™Inghilterra ($$$): Welcoming guests steps from the Spanish Steps since 1850, with a renovation that refreshed the interiors while keeping the old-world charm that made it a favorite of Hemingway, Keats and Franz Liszt. The intimate lobby bar is one of the best in the city for a quiet drink.
  5. Inn at the Spanish Steps ($$$): We have all stayed here as a group and would happily book it again. Comfortable rooms, an excellent Via Condotti position and an easy, unfussy feel for such a central spot. This is our recommendation every time someone wants to be right in the middle of Rome without paying Hassler prices.

Historic Palazzi and Private Suites in Rome

Fendi Private Suites above Via dei Condotti in Rome

For frescoed ceilings, palazzo scale and the Rome that existed before it became a destination.

  1. Fendi Private Suites ($$$$): Seven suites on the upper floors of the Palazzo Fendi on Via dei Condotti, the most fashionable street in Rome. Fashion-house design, impeccable service and the rooftop restaurant Zuma above. For the full fashion-insider Rome experience at the scale of a private apartment, there is nothing quite like it.
  2. Palazzo Shedir ($$$$): A former Borghese family palace near Piazza Navona with frescoed ceilings, marble floors and museum-quality interiors. Old money, beautiful art and the kind of quiet that only comes from buildings with three-foot-thick walls.

Best Value Hotels in Rome

Hotel L Orologio rooftop terrace near Piazza Navona in Rome

Rome does not have to mean palace prices. These deliver central locations, dependable comfort and everything you need for a proper Roman stay.

  1. Hotel Lโ€™Orologio Roma ($$-$$$): One of the best four-stars in central Rome, with a rooftop terrace that overdelivers at this price point and quiet rooms, which matters in a city that can be relentlessly loud. Breakfast is included and properly done, and Piazza Navona and the Pantheon are on foot.
  2. Nhow Roma ($$-$$$): A contemporary design hotel with bold art and a relaxed, creative atmosphere, close to Testaccio and the best food neighborhood in the city. For design-forward travelers who want value and personality over palazzo grandeur.
  3. Nerva Boutique Hotel ($$-$$$): One of the best-located hotels in Rome at this price, directly beside the Roman Forum with ancient history literally outside the window. The Colosseum is a ten-minute walk. For waking up inside Roman history without paying luxury prices, an exceptional and often overlooked choice.
  4. Hotel Artemide ($$-$$$): A reliable four-star on Via Nazionale with a rooftop restaurant, Metro access to every part of the city and rooms maintained to a standard above what the price suggests. It delivers on its promise consistently.
  5. Albergo Del Senato ($$-$$$): The most central address in Rome: directly on Piazza della Rotonda facing the Pantheon, with a rooftop terrace looking straight at it. Not a luxury hotel and not pretending to be, just a well-run three-star with an irreplaceable location.

Best Budget Hotels in Rome

The Hive Hotel near Termini station in Rome

Simple, clean and well-located, for travelers who plan to spend their days in the city and their budget on the food.

  1. The Hive Hotel ($-$$): A modern, well-run hotel near Termini with rooftop breakfast views and some of the best prices for the quality anywhere in central Rome. The Metro puts every corner of the city within minutes.
  2. Hotel Condotti ($-$$): Classic rooms and one of the best budget locations in Rome, steps from Via Condotti and the Spanish Steps. Simple, honest and walking distance from the Trevi Fountain and the Pantheon.
  3. Relais Palazzo Taverna ($-$$): A quiet, well-run three-star on a side street near Piazza Navona with real character and a genuinely pleasant atmosphere. Good value in a hard-to-beat position.

What to Know Before You Book in Rome

For peak season between April and October, book at least two to three months ahead. The best properties in the Centro Storico fill quickly and the price difference between early and late booking is significant. For Easter week and high summer, book as early as you possibly can.

The value improves considerably if you move slightly away from the Spanish Steps and the Pantheon. Monti, Trastevere and Prati all offer better prices with excellent connections back to the historic center, and Monti in particular gives you the ancient sites on foot.

You do not need a car. The historic center is walkable, the Metro covers the longer hops and a car in central Rome is a liability. For the landmarks, the food and how to plan your days, see our Rome travel guide.

Frequently Asked Questions About Where to Stay in Rome

What is the best neighborhood to stay in Rome for first-time visitors?

The Centro Storico around the Spanish Steps and Pantheon area gives you the best all-round first-visit base. Everything is walkable, the transport connections are good and the concentration of things to see and do is unmatched anywhere in the city. Monti is our personal recommendation for repeat visitors who want a more local feel with just as much convenience.

Is it worth staying near the Colosseum?

Yes, particularly if ancient Rome is the primary focus of your trip. The Monti neighborhood puts you within walking distance of the Colosseum, the Roman Forum and the Palatine Hill while giving you a genuinely characterful base. Hotels directly adjacent to the Colosseum tend to be overpriced for what they deliver. Monti is the smarter version of the same proximity.

How far in advance should I book Rome hotels?

For peak season travel between April and October, book at least two to three months ahead. The best properties in the Centro Storico fill quickly and the price difference between early and late booking is significant. For Easter week and the high summer period, book as early as possible.

Are Rome hotels expensive?

Rome is more affordable than London or Paris at the luxury end but the best-located hotels in the Centro Storico still command a significant premium. The value improves considerably if you move slightly away from the Spanish Steps and Pantheon area. Monti, Trastevere and Prati all offer better value with excellent transport connections back to the historic center.

What is the best luxury hotel in Rome?

Hotel Hassler for the Spanish Steps location and the classic Roman grand hotel experience. Bulgari for the most striking contemporary luxury in the city. Hotel De Russie for the secret garden and the Stravinski Bar. J.K. Place for intimate, residential-scale luxury on Via Condotti. Each gives you a different version of what Rome at its most extraordinary can feel like.

Is Trastevere a good area to stay in Rome?

Trastevere is one of the most atmospheric neighborhoods in Rome and an excellent base if you want cobbled streets, the best evening restaurant scene in the city and a pace that feels genuinely different from the tourist-heavy Centro Storico. It is slightly further from the main ancient sites but the walk across the river is part of what makes a Rome trip feel complete.

Our Takeaway on Where to Stay in Rome

For a first visit, stay in the Centro Storico and let the grand city be on your doorstep every morning: the Hassler if it is a special trip, the Inn at the Spanish Steps if you want the same position for less. For a return visit, base yourself in Monti and get the ancient sites and the local Rome in equal measure. It is what we do ourselves every time.

And trust the list. Most of these picks come straight from someone who lives there. Use the links above to check current rates and availability for every hotel in this guide.
